A Call to SE Edmond Small Businesses

Hello,

My name is Calvin Lyman and I am Keith May’s digital marketing assistant here at Keller Williams Realty on 10 Campbell St in Edmond. We have recently reached out and worked with a few small businesses to offer a free marketing/networking opportunity in hopes of benefiting both parties.

10 Tips for The RIGHT Way to Sell Your House in Edmond, OK

When it comes to selling a house, there are several things you can do to make sure the process goes as smoothly as possible. In 19 years of real estate business, Keith has learned many of these lessons. Here are ten tips from Keith on the RIGHT way to sell your house in Edmond, OK.

1) Get on the MLS

If you want your property to gain any traction in the real estate market, getting it onto the MLS is a must. The MLS (Multiple Listing Service) will help you to connect with other brokers and putting your home on the MLS should be one of your first steps in selling your home.

2) Use Beautiful Photography

The photos you use to showcase your home need to be eye-popping, attractive photos that flaunt your listing’s good side. Here are a few examples of  HD pics like the ones that need to catch your viewers’ attention as soon as they visit your listing site or see your ad on Craigslist.

 

 

 

 

 

3) Increase the Curb Appeal

There are several cost effective ways you can increase your home’s curb appeal. Spending $30 on a gallon of paint for the front door or shutters, upgrading your mailbox, or planting some new flower boxes are all ways you can make your home more of a attention-grabber for potential buyers who pass by.

4) Price Your Home to Sell

A popular maxim around the office here and in real estate at large is that “it’s the price that sells the home”. More often than not, success in selling your home will mean pricing your home just under market value. Sellers should have an open mind about what their home is really worth and should hire a REALTOR who can negotiate a good price for their home.

5) Hire a (Great) Real Estate Agent

Real estate agents spend their time acting as a liaison between buyers and sellers. Having a full time professional who is willing and motivated to handle the communication with potential buyers quickly and professionally, set up appointments in quick order, take care of paperwork and legal procedures, and market your home through a variety of the available channels will go a long way toward helping your house sell. Don’t underestimate the importance of hiring some help next time you are in the selling market.

Hosting an open house is a great way to spread news about your home to folks in the neighborhood, and gives you or your REALTOR the opportunity to listen for positive and negative feedback from visitors about the home. The NAR 2013 study also reports that 45 percent of buyers said they used open houses as a source for information in their home search.

7) Prepare your Home for Showing

If you want to sell your house for the best price you can get, then you should make sure that there are no unpleasant odors or other unsavory elements to the house that will deter buyers or give them a reason to negotiate your price down. Investing in cleaning supplies or a service to rid your home of bad smells or icky stains will help your home maintain its value when someone walks in the door to look at it. If you can, you should also clean up any clutter around the house for the same reason.

8) Be Familiar with the Law

There is a fair amount of red tape involved in making a listing transaction, and you should be aware of federal, state, and local laws regarding selling your home. Again, finding a REALTOR you can trust to do his or her research is a really good idea if you aren’t sure of the law.

9) Market the Home

What are you going to do to market your home? A single-listing website may be a good idea as it will give you a landing page you can then post on social media or email to friends as a landing page. Local listing ads from services like Craigslist or Angie’s List are another low cost way to advertise your home. Print ads, flyers, blog posts, press releases, door-knocking, cold-calling, email marketing, facebook pages, events for your open houses, and use of other social media platforms are all great ways to advertise your home. If you choose to use a REALTOR, find one who will advertise your home through a variety of channels is important.

10) Know Your Home’s Selling Points

What are buyers in your price range looking for, and how does your home match up? Know what features, styles, and amenities your buyers are looking for and advertise those points in your house. Don’t know what people are looking for? Look at the feedback from your open house events or on the websites of several successful REALTORS in your area. In choosing a REALTOR, find one who knows what people are looking for and can pinpoint what attractive features your home has to offer.

Keith’s first tax-paying job was at Crest, the local grocery chain that had its beginning in Midwest City. Now, a few decades and 8 locations later, Crest is coming to East Edmond! Many folks in this area are excited, and this development is one of several coming to this quadrant of the city. North East Edmond is also getting a new hotel, convention center, sports complex, and high school, all next door to Crest!
