4 Reasons Why People Can’t Sell their Home

There are many reasons why homes don’t sell. We took the time to compile a list of just a few of the major reasons why this happens and some suggestions on what to do about it!

1. Their Home isn’t Advertised Correctly

Is your home selling quest taking advantage of the latest trends in web marketing, local advertising, and other marketing channels? Does your real estate agent know what it takes to write good ad copy that grabs people’s attention when they see it? If the answer to either of these questions is no, then you should consider getting another real estate agent.

2. The seller or agent is not a “people person”.

Real estate is all about making connections. A good real estate agent knows how to make the potential buyer feel special by treating them special. If your agent doesn’t make you feel good about being in a professional relationship with them, dump him or her and start over. The best agents will call on clients (past and present) from time to time to check in, building relationships by congratulating them on recent life events (a birthday or marriage), and overall just being personal and friendly. This personal touch is not only pleasant, but it helps drive the sale, too.

3. It’s Priced Far too High

At any rate, make sure your real estate agent is able to correctly identify what your home is worth so you aren’t dead in the water when you try to sell it.

4. Potential Clients Don’t Know the Benefits

Once you know your home’s worth, you have taken a step in the right direction. Next, it’s important to make sure your real estate agent is able to communicate the benefits associated with buying your property to the potential buyers. Tell them why this home is great! This means highlighting features like great landscaping, new updates, and the like in online and print ads, but it goes further than that. When your agent is out on an appointment with a client, hopefully he or she points out the proximity to local schools or major highways or scenic attractions. Hopefully the client knows of the friendliness of the next door neighbors, the flexibility offered by the additional bedroom that may just be a perfect fit for their growing family, etc.
